FULL MANAGEMENT SERVICE & PRICING

Minimum contract term
There is a 3-month minimum term in our contract. You can cancel anytime after this term as long as all remaining confirmed bookings are honored by you and serviced by us, and our management fee still applies for those. 

Initial one-off setup cost $200*
The initial one-off cost will include: 

  • Professional property photography 

  • Listings writing and creation across multiple platforms

  • Property visit and guest readiness assessment

  • List of to-dos and items to buy

  • Income projection 

*Free for properties available for more than 6 months


Minimum management fee
Minimum management fee is $50 per booking for full management, $40 for online management.

Repair & maintenance 
Quoted on case-by-case basis
$100 for call-out and 1 hour of work
$60/hour for labour and material sourcing 

Housekeeping service
Cleaning, linen, guest toiletries & guest pack are paid by guests per booking. We provide hotel standard cleaning, fresh linen and towels, guest toiletries, and hospitality pack (coffee, tea, milk, sugar) to give guests the best experience. 
Cleaning products are provided upon request. 

Property Marketing
Our professional writer will write a beautiful description and list your property on Airbnb, Homeaway, Booking.com, Tripadvisor/VRBO to boost exposure and bookings. For properties available less than 3 months, we list and focus to get bookings on Airbnb only. 

Professional Photography
Drive additional bookings with professionally taken and edited photos to make your property standout. Before the photoshoot, we recommend booking a cleaning with hotel-quality linen to show guests the quality they can expect.

Price and occupancy optimization
We set listing prices based on in-depth pricing analysis and advanced pricing softwares to maximise property's occupancy and income. 

House manual
We'll ask you to complete a form to create an online manual and to ensure our hosts and guests have all important information at hand for seamless management and perfect guest stays.

Key collection
We will arrange for key collection, cleaning, supply of cleaning products and toiletries before the first booking. Ideally we should have 4 sets of keys. 

Guest screening and verification
All guests must provide their full names, tell us their trip purpose, and complete all verification's (profile photo, government ID, email, phone, social media). In some cases, we may ask guests for further information, perform online searches and ask to see their ID upon check-in. 

In-person check-in
All guests are verified and welcomed in person to ensure your property's security and excellent reviews.

Guest communication and support
All guest communications and support will be handled quickly and professionally 24/7 by our experienced hosts who are usually only 30 minutes away from the property. 

Family and friends stay 
If you, your family or friends would like to stay at your home, not a problem at all. Just tell us to block out dates on calendar. You can also request cleaning and linen for these stays to experience our services first hand. 

Monthly report and payment
We will send you a monthly report detailing all bookings, fees and expenses.
For listings on West Log East account, we will receive all payments and then pay out to owners by the 5th day of each month. 
For listings on owners' own accounts, we will invoice our fees and expenses monthly for payment within 3 days. Please kindly make payment by the due date as we rely on that to pay our staff and service providers timely.
